After 5 years, the interest rate and monthly payment become variable and will adjust either annually or semi-annually for the remaining duration of the loan depending on the loan product chosen. Subsequent rate modifications are calculated by adding a fixed margin to the 30-Day Average Secured Overnight Financing Rate (SOFR) index using a 45-day lookback. Upon adjustment, the interest rate cannot increase or decrease by more than 1.00% or 2.00% at the first adjustment (initial cap) depending on the loan product, and no more than 1.00% at any subsequent adjustment period (periodic cap). The total maximum lifetime adjustment is capped at 5.00% above the initial interest rate. Loans are subject to credit approval and underwriting guidelines.
